Water

Water is one of the most disastrous causes of asphalt damage. Over time, asphalt may naturally crack, which is nothing that hot-pour crack filler can’t fix. Multiple freeze-thaw cycles within the asphalt will expand the crack and create the more expensive problem of a pothole.

Heavy Traffic

Heavy traffic will wear asphalt out over a long period of time. Of course, some asphalt pavements are designed from the foundation up to support heavier traffic. Even so, you’ll know your asphalt has worn from the weight if you see alligator or other widespread cracking across the pavement.

UV Rays

The sun’s UV rays are stronger than one might think. While not necessarily harmful, many objects need protection against its oxidizing power. Asphalt is one of them. Over time, the blacktop will become a light, dull gray due to oxidation. Sealcoating the pavement once every 2-3 years will help to lengthen the asphalt’s lifespan significantly.

Oil and Debris

Although strong, asphalt is still susceptible enough to let oil and debris seep into its surface. Oil spills from vehicles and general debris can damage your asphalt as well. The longer the oil or dirt sits ingrained in the asphalt, the harder it is to remove.

Improper Construction

Another potential reason that you might notice asphalt damage is that its construction was faulty. Asphalt installation requires professional technicians to manage the quality of the materials and the process itself, accounting for drainage, grading, etc. 

Earth Settlement

Lastly, it might be the earth itself that is to blame. Due to natural forces, the ground might shift underneath the road or lot, causing cracking and upheaval.
